Air Conditioning Energy Assessment

For air conditioning systems in commercial premises, with a cumulative effective rated output of 12kw or more, an air conditioning energy assessment report must be carried out every 5 years starting from 4th January 2011.

Air conditioning which was installed on or after 1st January 2008 must have had the first inspection and report completed within 5 years if the commissioning date when the systems were first put into service.

One or more air conditioning units within a building controlled by a single person are considered to comprise a single air conditioning system for the regulation purposes.

Why is an Air Conditioning Energy Assessment required?

The assessments are required to improve efficiency and reduce electricity consumption, operating costs and carbon emissions from your systems.  The inspections will highlight improvements to the operation of your systems and also opportunities to replace older, less energy efficient systems.

Who is responsible for the Air Conditioning Energy Assessment?

Building owners and managers who control the air conditioning systems have statutory obligations and duties of care in the operation and maintenance of air conditioning systems.

From January 4th 2011, if the person in control of the air conditioning changes and the new person is not given a copy of the air conditioning energy report, the new person must ensure the systems are inspected within 3 months of the day control of the system is assumed.

Who can carry out an Air Conditioning Energy Inspection?

An energy inspection must be carried out by an accredited energy assessor who is a current member of an approved accreditation scheme to CIBSE TM44 or equivalent.
